What’s Included In The Square Footage Of A House?

Living space is one of the biggest factors potential buyers consider when purchasing a home and real estate agents often highlight the square footage as a key selling point. The square footage of a house includes all the areas within the exterior walls that are livable space.

To qualify as livable space and thus square footage, the area must typically include four attributes:

  1. Flooring
  2. Wallcovering
  3. Ceiling
  4. Ability to be lived in 365 days a year

Living Spaces

Living spaces included in square footage encompasses areas like bedrooms, living rooms, dining rooms, kitchens, and any other rooms designed for day-to-day living.

Does a bedroom need to have a window?

In Arizona, to be considered a bedroom, a room must have:

  • Window large enough to serve as an emergency exit or a second door that leads outside
  • Adequate ventilation
  • Ceiling height of half the room must be at least 7 feet high
  • Minimum size of 70 square feet with minimum of 7 feet wide in either direction
  • Must be connected to the rest of the house via a hallway or other interior space

Is a sunroom included as square footage of a home?

This would depend on the quality and condition of the sunroom room as well as access, ventilation, air conditioning, heating and more. If it meets the four attributes above, it will likely be included.

Bathrooms

The square footage includes the space taken up by full bathrooms, half-baths, and powder rooms.

Closets

Walk-in and built-in closets are typically included in the total square footage.

Hallways

Even though hallways are transitional spaces, their square footage is usually included.

Staircases

Both the upper and lower portions of staircases are included unless the area of the stairs is open to the area below with no floor.

Foyers and Entryways

The interior space at the entrance of the house is generally part of the total square footage.

Finished Basements and Attics

Are basements included in square footage?

Basements are reported in a separate area of the appraisal and not included in the gross living area of the home. The attic area may or may not be included in the gross living area depending on access, ceiling height, quality of finish, etc.

Garages

Are garages included in square footage?

If the garage is strictly used for parking cars and storage and is not finished in a manner that would make it suitable for typical living activities, it will not be included in the square footage. However, if the garage has been converted into a living space such as a bedroom or bonus room, it may be included.

Is a detached garage or detached shed included in square footage?

No, a detached garage or detached shed will not be included in livable square footage of a home. Detached structures like garages and sheds are considered ancillary or accessory spaces and are not part of the main living space. However, they can still add value to a property.
